Summary of Duties

Reporting directly to the Area Manager, the Project Manager is responsible for executing assigned projects from Handoff Meeting through final project completion. The Project Manager shall be responsible for keeping projects safe, on time, and on budget, while placing an emphasis on quality, planning ahead, and setting goals. Will verify that work is completed in compliance with project documents, local, state, and federal standards. Is responsible for managing external relationships with Owners, General Contractors, Subcontractors, and Vendors and coordinating internally in a team environment with other Faulconer Departments as well as with the Operations Team. It is the Project Manager's responsibility to keep key management personnel aware of a project's status and any requirements necessary to ensure the success of the project. Emphasizes Faulconer Core Values at all times.

Essential Functions

The Project Manager's duties include but are not limited to the following:

Project Execution: 60%

  • Attend Handoff Meeting
  • Participate in Scope Review of Owner Contract with Estimator
  • Coordinate with accounting to provide Bond and COI as required by Contract
  • Conduct the following Project Meetings: Internal Kickoff, Pre-construction Meeting with Owner, Exit Strategy, Post Project Review
  • Attend or Conduct Project Progress Meetings (Monthly minimum)
  • Set up Cost Codes and Prepare HCSS Budget for Download into Heavy Job and Viewpoint
  • Buy Out Project, including; Issue Purchase Orders from Viewpoint and Prepare Subcontracts for execution by Officer
  • Manage Payment Application procedure with Client
  • Code/Process Invoices for payment from Subcontractors and Vendors
  • Maintain Accurate and Organized Project Documentation, including; Drawing Logs, Requests for Information (RFIs), Submittals, Change Orders, and Email Correspondence
  • Provide timely Monthly Project Status Reports, using Heavy Job. Share results with Superintendent and Area Manager

Scheduling:

  • Build Baseline Schedule in P6, including Resource and Revenue Loading
  • Review with Senior PM/Regional Manager prior to submission to client
  • Update Schedule progress at minimum Monthly, submit to client

Change Orders:

  • Identify Changes in Condition and follow Notification Procedures per Contract
  • Use HCSS and Update Budgets in Heavy Job and Viewpoint (except for T&M)
  • Update Purchase Orders, and Issue Subcontractor Change Orders as appropriate

Operational / Resource Management: 40%

  • Communicate Master Project Schedule to Superintendent and provide Monthly Updates via 4-week look ahead
  • Communicate Labor and Equipment needs in Weekly PM Meeting
  • Maximize Equipment Utilization and Limit Equipment Rentals
  • Ensure the Faulconer Field Processes are being followed: 2 Week Look Ahead, Daily Huddle, Equipment Daily Inspection report, Faulconer Site Safety and Health Plan guidelines, and Crisis Management Plan
  • Review Heavy Job Field Entry for Payroll, Production and Material Accuracy
  • Coordinate Large Material Orders and Subcontractor Management with Superintendent
  • Project Managers are expected to meet with Area Manager on a routine basis
  • Participate in the hiring, promotion, discipline, and evaluation of staff, including; Superintendents, Foreman, Operators and Laborers with input from Management

Supervisory Responsibility

This position has no supervisory responsibility.

Work Environment

This job operates in both an office environment and an outdoor environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud. The employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration.

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. Some filing is required; this would require the ability to lift files, open filing cabinets and bend or stand on a stool as necessary. The employee must frequently lift and move up to 10 pounds and occasionally lift and move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Position Type / Expected Hours of Work

This is a full-time position. Days and hours of work are Monday through Friday, 8:00 a.m. to 5:00 p.m., 40 hours per week. Occasional overtime may be required. Due to the nature of the job, the employee may be available on-call early/late hours to deal with delays, bad weather and/or emergencies at the job site.

Travel

Jobsite visits on a regular basis

Some onsite crew/staff training or technical assistance

Preferred Education and Experience

Bachelors Degree

3+ years working in a construction environment, heavy civil experience will be prioritized

Additional Eligibility Qualifications

  • Familiarity with safety in construction
  • Familiarity with construction processes
  • Must be able to learn, understand, and apply new technologies (Heavyjob, Viewpoint, Procore, iAuditor, etc.)
  • Ability to effectively prioritize and execute tasks quickly and accurately
  • Proficient with the Microsoft Office Suite
  • Detail-oriented and organized

Work Authorization / Security Clearance

  • Employee must be eligible to work in the United States.
  • Drug screen is required after an offer is accepted and continued employment is based on initial drug screen and any future/random drug screens administered.
  • A background check will be required.
  • A confidentiality agreement may be required.
  • Driving records may be required.
  • Further clearance may be required by clients (i.e. government or military site access).
