Then you might be our next property administrator.job description Akelius is seeking a customer service focused and solutions oriented property administrator to join the property management team. The property administrator will partner with the senior property manager to ensure operational objectives of the New York portfolio are being achieved. The successful individual will assist with overall review of property management day-to-day operation. general summary of the role

  • ensure property managers adhere to company policies and legal standards regarding leasing, tenant communications, and collections
  • maintain and audit tenant account balances, transactions, renewals, and move-in charges, assist property manager and review variance reports for discrepancies
  • monitor and audit tenant delinquencies, implement strategies to reduce delinquency rates, coordinate rent collection efforts, and review arrears payment plans with the senior property manager
  • audit and review legal cases, collaborate with property managers and legal counsel, ensure compliance with regulations, track communications, and manage the legal approval process and trackers
  • support property managers to oversee eviction processes for non-compliant tenants, ensuring legal compliance and managing logistics and coordination of proceedings
  • review and audit commercial leases, track renewals, and ensure payments are on-track with leases
account balances
  • maintain accurate records of all tenant account balances and transactions
  • audit renewals and move in charges, making sure all the charges are correct and not missing
  • assist with completing monthly reports such as delinquency tracking, legal, and renewals portfolio wide
  • reconcile tenant account balances and identify discrepancies.
  • review variance reports such as gross potential rent reports and monthly postings
delinquency management
  • monitor tenant accounts for any outstanding rent payments and delinquencies
  • audit delinquency follow-up with residents to ensure timely payments
  • implement strategies to reduce delinquency rates
  • call residents when needed for rent collection, coordinate with the service center
  • review with senior property manager any tenant arrears payment plans and follow up as needed
  • coordinate with property managers to ensure late notices and follow-up correspondence are timely and compliant
legal case management
  • audit and review legal cases and disputes involving tenants and lawyers.
  • collaborate with property managers and legal counsel
  • review and track timely communication with property managers and residents.
  • ensure all legal proceedings comply with local and state regulations
  • follow legal approval process including creation of purchase order and ensure internal legal trackers are up-to-date
non-compliant management
  • oversee the eviction process for non-compliant tenants
  • ensure legal requirements and regulations are followed during evictions
  • manage the logistics and coordination of eviction proceedings
commercial management
  • review and audit all commercial leases to ensure proper charges are posted and accounted for
  • track when renewals are due and follow up with asset management and city manager on new rates
  • work with commercial brokers as needed to ensure access to vacant space
  • work with attorneys to ensure proper lease documentation is received
  • review all documentation for approval by city manager for new commercial tenants
who you are
  • Bachelor's degree in Business Administration, Real Estate, Accounting, or related field is preferred
  • Five plus plus years of experience in property administration or hospitality
  • proficiency with YARDI
  • knowledgeable in New York rent stabilized laws and good cause eviction
  • strong financial and accounting skills
  • outstanding communication skills both written and verbally
