Mitigation Project ManagerPosition Summary/PurposeCreate high levels of customer satisfaction byexceeding their expectations and fulfilling the company's contractualobligations through the timely and profitable delivery of restorationservices.Facilitate the timelyand profitable delivery of all services required to rapidly return customer'sproperty to pre-loss condition, minimizing repairs, and downtime followingproperty damage.PrimaryDuties and Responsibilities• Meet or exceedestablished targets for responding to and completing estimates on losses• Maintain strategicrelationships with vendors and subcontractors• Meet or exceed profitabilitytargets on managed projects• Plan and executeprojects to completion• Obtain writtencontracts and payment terms for projects• Maintain efficient andaccurate flow of production paperwork from the job site to administration• Coordinate resource planningof technicians, laborers, and subcontractors with scheduler• Track equipment used oncompany jobs• Maintain marketleadership through continuous implementation of state-of-the-art technology asit pertains to the delivery of our services• Coordinate estimatesfrom subcontractors• Write job estimates• Order materialsrequired for projects and coordinate delivery to job site• Maintain effectivecommunication with customers and all involved parties - including third-partyowners, building engineers, property managers, tenants, etc.• Perform propertyinspections and complete reportsAdditional Duties and Responsibilities• Maintain project files• Attend and assist inconducting company meetings• Perform production work• Perform minor repairson company equipment and vehiclesDecision Rights and Authority• Schedule servicevehicles and technicians• Management of thebudget for projectsWorking Relationships and Scope• Work with Estimators toreview and oversee job estimates• Work with OperationsManager in hiring and discharge of production division personnel• Coordinate withMarketing for follow-up and job evaluation with customers• Coordinate withcustomer and administration function for timely collection of project paymentPerformance Competencies• Oral Communication - Theindividual speaks clearly and persuasively in positive or negative situations.Effective in one-on-one and small group situations. Effectively uses communicationdevices and technology to collect, review, and forward field activity reporting.Qualifications - Knowledge, Skills, andAbilities• Education andExperienceHighschool diploma (or GED) plus three (3) to five (5) years of experience managingconstruction or restoration projects and supervising crews. Associate (2 year)degree or bachelor's (4 year) degree in business or construction managementpreferred. Advanced knowledge of building construction, remodeling, orrestoration. Understands the relationship between direct labor andprofitability.• Financial Reports andBudgetingUnderstandingof financial reports: Profit & Loss, Balance Sheet, Cash Flow, andbudgeting. Ability to review completed job costing, assess performance, andidentify areas for improvement.• Technical SkillsProficienttechnical skills, experience, and certification in the areas of service thecompany provides.• Mathematical SkillsAdequatemath skills - Able to quickly and effectively translate remaining work intomanpower planning, project completion times, and review and assess labor timereporting. Effectively project job costs based on work remaining.• Negotiation SkillsWinsby creating advocates, not enemies, when negotiating.• Computer SkillsDemonstratesintermediate to advanced proficiency in the use of computers and computersoftware, especially MS Word and Excel. Experience with Xactimate software is aplus.• Listening SkillsEffectivein receiving feedback and input from customers and employees, probing foradditional information or unspoken issues, and providing timely response.• Certificates, Licenses,and RegistrationsNone required for this position.Physical DemandsThe physical demandsdescribed below are representative of those that must be met to successfullyperform the essential functions of this job. Daily exposureto the shop where vehicles and equipment are housed and maintained is expected.Employee will encounter facilities where standing water and sewage are present,heat is unavailable due to lack of utilities, fire damage has occurred, andmold or other organic growth exists.• Noise level in the workenvironment is moderate to high.KPI's:1. Customer satisfaction 90% 2. Annual Sales Goal forwork managed: $1,200,0002. Repairs GP is equal or greater than40%. 3. Water and Mold Mitigation: 70%4. Structure Cleaning andContents: 63%3. Vendor/SubContractor satisfaction 80% 4. Documentation (notes, pictures,matterport, contracts, etc) complete 90%. Compensation:-Base Salary: $40,000-$85,000-Commission: 3%of GP is GP margins are met
