Facilities SupervisorDepartment: MaintenanceFLSA/Classification: Exempt/SalarySalary: up to $65,000/year - Depending on experience and other factors - see requirementsReports to: Corporate Director of Facilities and GroundsLocation: Wesley Willows, Rockford, IllinoisDirect Reports: Maintenance Techs, Carpet Cleaning Techs, SecuritySummary:The Facilities Supervisor oversees the maintenance and repair of facilities and grounds. The scope of duties includes site surveys, preparing specifications for job estimates and bids, and supervising and training employees.Essential Duties and Responsibilities include, but are not limited to:
- Maintain buildings, equipment, and grounds for the organization.
- Assist the maintenance team with work orders, unit renovations, and preventative maintenance tasks.
- Maintain the computer maintenance management system for day-to-day work orders and preventative maintenance tasks.
- Maintain a preventative maintenance program for selected/identified equipment on the campus.
- Supervises and trains all employees in the maintenance department.
- Conducts performance appraisals and carries out corrective actions or terminations if necessary.
- Supervise all operations of day-to-day Maintenance.
- Schedules working hours and assigns projects to staff.
- Maintain a monthly Maintenance on - call schedule and participate in monthly rotation coverage.
- Develops schedule for routine maintenance, and monitors performance to ensure that the schedule is followed, and the quality of work meets established standards.
- Coordinates apartment renovations with the Director of Facilities and Grounds
- Participates in facility surveys (inspections) made by authorized government agencies. Assists in the development of a plan of correction for deficiencies noted during survey inspections.
- Implement and evaluate a safety plan, in conjunction with the Director of Facilities and Grounds.
- Ensures all personnel follow established regulations governing the use of labels and MSDS's for hazardous chemicals.
- Ensure all personnel performing tasks that involve potential exposure to blood, body fluids, or hazardous chemicals participate in an in-service program prior to performing such tasks.
- Complete all other assignments/projects as directed by the Director of Facilities and Grounds

Minimum Education/Skills/Experience/Credentials:
- A minimum of three years of experience in a long-term care facility or general building maintenance experience is required; five years is preferred-experience with HVAC is a plus.
- Ability to supervise effectively and successfully interface at all levels of employment.
- Good interpersonal relations with proven communication skills, both verbal and written.
- Must possess extensive knowledge of electrical, plumbing, and mechanical systems with the ability to analyze, troubleshoot, and correct problems.
- Must be able to assess, analyze, and provide appropriate input to the areas of construction, modification, or maintenance of the facility.
- Must have a valid Driver's License.
Physical Requirements:
- Must have the ability to stand and walk for 6-7 hours of an 8-hour shift.
- Must have the ability to climb stairs, stools, and ladders frequently.
- Must have the ability to frequently stoop, bend, and kneel.
- Must have the ability to lift 25 to 75 pounds while walking or bending at the waist and knees.
- Must have the ability to frequently push, pull, or move carts and equipment, exerting a force of 50 to 75 pounds.
- Must have the ability to use wrists, fingers, and hands for repetitive firm grasping and usage of hand tools.
Other regulated requirements:
- Must be willing to undergo pre-employment background check, including (MVR) moving vehicle records.
- Must have or be willing to receive the Flu-Shot Vaccine and TB testing.
- Must be willing to undergo pre-employment drug screening, including cannabis.
- Must be willing to undergo biometric screening.
