About the PositionThe Fifth Ward Community Redevelopment Corporation (CRC) seeks a Facilities and Grounds Maintenance Worker to support its Real Estate Development Program, which includes single family and multifamily development and management, disaster recovery, and economic development efforts focused in Houston's historic 5th Ward. The Facilities and Grounds Maintenance Worker will provide critical property maintenance support, including minor repairs (plumbing, sheetrock painting), preventative maintenance, functionality of equipment, routine inspection and securing of sites, and health and safety standards to ensure the organization's real estate portfolio is well managed. - Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations using a pre-established criteria.
- Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
- Performs plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).
- Performs painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
- Reconfigures, installs, positions, and remounts modular offices and space (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.
- Prepares the surfaces and paints various structures and equipment (e.g. walls, refrigerators, evaporative coolers, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.).
- Provides regular scheduled maintenance to structural and mechanicals to ensure proper operations of assets owned or managed by Fifth Ward CRC - Commercial and Residential as applicable.
- Identify and develop scope of work for task to be completed by outside contractors.
- Assist with procurement, pickup and delivery of materials and goods as needed.
- Supervise work completed by third party contractors as required.
Required abilities and experience
- 5+ years of building maintenance experience.
- High school diploma or general education degree (GED) with preference for related degree from a technical college.
- HVAC Certification
- Skilled in the use of hand and power tools.
- Ability to take apart machines, equipment, or devices to remove and replace defective parts.
- Ability to check blueprints, repair manuals, or parts catalogs as necessary.
- Ability to use common tools such as hammers, hoists, saws, drills, and wrenches.
- Experience with precision measuring instruments or electronic testing devices.
- Experience performing routine maintenance.
- Strong organizational and follow up skills.
- Responds promptly to requests for service with an eye for detail.
- Professional presentation and attitude.
- Experience working with a vulnerable or marginalized population such as low-income families, underserved populations, or disaster victims
