The Head of Real Estate will champion the goal for Krause+ to be known for creating dynamic developments that enhance and benefit communities within the US and Italy. The Head of Real Estate will ensure that our purpose drives all strategic decisions, enhancing profitability through our commitment to CSR and SDGs. These initiatives are vital for aligning our business practices with global sustainability standards and amplifying our social impact.In addition to being a senior leadership team member, the Head of Real Estate will provide overall strategy to build the business, thought leadership, people development, financial analytics, and personal accountability for the success of the development projects. The Head of Real Estate is responsible for implementing strategy, creating project business plans, acquiring, and developing real estate, and managing a diverse portfolio of commercial, residential, and development land properties based in the US and in Italy. The role requires up to 30% national & international travel. Principal Functions of the Job
  • Embeds the Krause Group purpose into every strategic decision, leveraging a commitment to CSR and our SDGs to drive profitability.
  • Develop strategic vision, outline project plans, and oversee the entire project team to ensure projects are completed on time, on budget, and achieve desired returns.
  • Provide strategy for existing portfolio of assets. Develop annual & long-range operating plans for assets and prepare and present regular updates to the Krause Group Senior Leadership Team. This plan will also prioritize the integration of our Corporate Social Responsibility (CSR) and Sustainable Development Goals (SDG) initiatives.
  • Identify, establish, and create capital stack opportunities, sourcing funding from various avenues such as government and tax credit funding, grant writing, traditional financing, and other available sources. Evaluate and propose external financing options to support project development.
  • Define the targeted mixed use potential tenants for our development projects and source tenants accordingly to achieve occupancy targets outlined in development pro-forma. Focus on cultivating new business relationships with both tenants and vendors that also fulfill our CSR and SDG targets.
  • Oversees all aspects of property management, including maintenance, tenant relations, and financial performance, ensuring properties are managed efficiently and effectively.
  • Promote Krause+ and Krause Group internally and externally. Drive profitability while advancing Krause +'s mission, ensuring all strategies and actions align with Corporate Social Responsibility (CSR) and Sustainable Development Goals (SDGs).
  • Lead development expert for commercial, mixed-use, and residential properties, specializing in sport-related real estate projects such as stadiums, and training centers.
  • Champion the integration of innovative design and sustainable practices into sport-related real estate projects, ensuring they meet environmental standards while enhancing community engagement and functionality of stadiums and training centers.
  • Provide leadership to and direct supervision of Krause+ associates. Select and develop a strong and effective organizational structure to optimize an elevated level of performance. Associates are located in both the US and in Italy.
  • Adhere to Krause+ established processes and procedures, ensuring compliance and consistency across operations.

QualificationsMinimum Skills and/or Knowledge Required
  • Demonstrates strong real estate acumen with extensive international experience.
  • Proven ability to develop and execute long range strategic plans specific to the real estate industry.
  • Strong people leadership skills, able to develop a high performing team.
  • Financial acumen.
  • Demonstrated effectiveness as a business leader.
  • Excels in environments characterized by vulnerability, uncertainty, complexity, and ambiguity.
  • Fluent in English and Italian.
  • Ability to travel nationally & internationally up to 30% of the time.
