MANAGER, FINANCIAL ANALYTICS

Position Summary/Objective

This role will lead a team that creates financial models and analysis of current/past financial and operational performance as well as develops reporting packages to executive management and investors. This position will oversee the creation of the budget for the Operating Partnership and Management Company.

Essential Duties and Responsibilities

This position will oversee/lead a team that will do the following:

  • Perform month end financial analysis, including NOI, FFO, Core FFO and Adjusted FFO Coverage, as well as Same Home & Stabilized unit analysis
  • Make strategic recommendations to improve performance and efficiency
  • Develop Budget for the Operating Partnership and associated Management Company
  • Complete Ad-Hoc projects needed by CFO & Managing Partners, as well as silo leaders from Acquisitions, Property Management and Construction teams
  • Perform portfolio performance analysis including IRR, Yield, NOI, etc. developed from published historical and forward-looking financial statements
  • Produce the monthly data tape and other items necessary for 3 party valuation team to produce the NAV file/report
  • Pull together data and put together analysis and recommendations to be used in investor facing materials
  • Oversee/assist with Cash Forecasting and Planning
  • Assist with Data Analysis related to any of the following:
    • Property Management
    • Occupancy
    • Rent Growth
    • R&M/Turnover Spend
    • Accounts Receivable
    • Collections percentages and Tenant Underwriting
    • Acquisitions/Underwriting
    • Cap Rate, Gross Yield and NOI modeling
    • New potential Portfolio analysis and impact
    • Rehab
    • Construction spend and trend
  • Develop and maintain metrics driven reporting and strategy to communicate information to executive staff used for understanding and improving our core business
  • Develop and report on new market financial modeling
  • Strong data analytics skills. Ability to pull and pivot large data sets and communicate findings/action items to silo leaders and executive management
  • Assist with public financial (SEC) reporting
  • Monitor, Manage, Analyze and Advise on company debt and interest rate environment as it pertains to current, future and expiring debt to achieve the best cost of capital available, leverage ratios, Cap Rates and refinancing in line with company return objectives
  • Assist with VineBrook vs. Public comparison reporting on quarterly basis with trend analysis and VineBrook ratio improvement recommendations
  • Assist IT in developing and managing dashboards with real time, dynamic data necessary to enhance executive management's business decisions

Minimum Qualifications (Knowledge, Skills, and Abilities)

  • Bachelor's degree in finance, economics, or related field
  • 4-7 years of previous Financial, debt and financial analysis experience
  • Advanced Financial Analytical Skills
  • Ability to Operate and Report Strategically
  • Well informed in current financial subjects, accounting, tax laws, real estate, and business environment
  • Strong Mathematics and Time Management skills
  • Advanced Excel and PowerPoint Skills
  • Excellent Communication Skills
  • Strong report design and presentation skills
  • Ethical Conduct and Thoroughness
  • Performs with minimal supervision
  • Experience with Tableau preferred
  • Experience with SQL preferred
