The role of Paint Technician is responsible for maintaining the aesthetic appeal of the property by providing high-quality painting services. This employee will work as part of the maintenance team and collaborate closely with property or location managers and other staff members to ensure that the painting needs of the communities are met. Painting and Finishing:
  • Prepare surfaces for painting by cleaning, scraping, sanding and patching holes or cracks.
  • Apply paint, varnish or other finishes using brushes, rollers, or spray equipment.
  • Ensure color consistency and accuracy by mixing paints or matching existing colors.
  • Implement appropriate painting techniques and ensure smooth and even coverage.
  • Apply finishes to cabinets, doors, trims, and other woodwork as required.
  • Follow safety guidelines and use protective equipment to ensure a safe working environment.
Surface Preparation and Repair:
  • Inspect surfaces for damage, decay, or imperfections and perform necessary repairs.
  • Fill cracks, holes, or gaps with appropriate fillers and sealants.
  • Sand surfaces to create a smooth and even texture, removing old paint or finishes as needed.
  • Caulk joints and seams to ensure a seamless and professional appearance.
Project Management and Communication:
  • Collaborate with property managers and other team members to plan and prioritize painting projects.
  • Estimate the quantity of materials required for each project and communicate the needs to the appropriate personnel.
  • Coordinate with maintenance staff to schedule painting projects without disrupting residents' daily activities.
  • Communicate project updates, timelines, and any issues to the property manager or supervisor.
Equipment and Supply Management:
  • Maintain and care for painting equipment, tools, and supplies.
  • Keep an inventory of paints, brushes, rollers, and other materials, ensuring they are stocked and readily available.
  • Report any equipment malfunctions or supply needs to the supervisor.
  • Quality Assurance
  • Conduct quality checks on completed painting projects to ensure they meet established standards.
  • Touch up or redo work as necessary to maintain the desired level of quality.
QUALIFICATIONS/COMPETENCIES: REQUIRED
  • High School Diploma or GED.
  • Proven experience as a painter, preferably in a residential or commercial setting.
  • Solid knowledge of various painting techniques, equipment, and materials.
  • Ability to work independently and as part of a team, managing multiple projects simultaneously.
  • Excellent attention to detail and a strong commitment to quality workmanship.
  • Basic understanding of color theory and the ability to match colors accurately.
  • Strong communication and interpersonal skills to interact with residents, colleagues, and management.
  • Knowledge of safety practices and the ability to follow safety guidelines to prevent accidents.
  • Dependable transportation, good driving record, current automobile insurance, and valid driver's license. This position must travel between various ATC locations.
  • Must meet the following physical demands: work is performed while standing, sitting, and/or walking; requires the ability to communicate effectively using speech, vision, and hearing; requires the use of hands for simple grasping and fine manipulations; requires bending, squatting, crawling, climbing, and reaching; requires the ability to lift, carry, push or pull medium weights, up to 50 pounds; requires activities involving being around moving machinery, exposure to marked changes in temperature and humidity, and exposure to dust, fumes, and gases. Must be able to climb ladders physically and safely at various heights inside or outside per location requirements.
QUALIFICATIONS/COMPETENCIES: PREFERRED
  • Diploma and/or technical school training or certifications.
  • Complete knowledge and compliance with Fair Housing rules.
