Job Description Job Description Role Description The Property Superintendent oversees the day-to-day operations and management of one building with the possibility of expanding to more nearby across Chicago, Illinois. The Property Superintendent possesses strong leadership skills, excellent communication abilities, and a deep understanding of property management principles. The role has many responsibilities including managing tenant relationships, ensuring compliance with industry regulations, maintaining the propertys financial records, and coordinating with maintenance and repair contractors. Key Responsibilities ? Tenant Relations Maintain positive relationships with tenants by addressing their concerns, resolving issues promptly, and ensuring their needs are met promptly. ? Rent Collection Manage rent collection processes (including cash), including issuing invoices, collecting payments, and following up on delinquent accounts. ? Property Operations Manage property operations, including coordination of maintenance and repairs, ensuring that properties are well-maintained and compliant with safety regulations. ? Vendor Management Negotiates contracts with vendors, supervises their work, and ensures that services are performed to high standards and within budget. ? Asset Assessments Conduct property assessments and oversee capital expenditures (CapX spending) to maintain and enhance property value. [1] ? Inspections and Reporting Conduct regular inspections of properties, identify maintenance needs, and prepare inspection reports for property owners or management. ? Emergency Response Be available to respond to emergencies outside of regular business hours and coordinate appropriate responses to emergencies such as floods, fires, or security incidents. ? Administrative Duties Maintain accurate records, prepare leasing documents, respond to inquiries, and perform other administrative tasks as needed. Qualifications ? Bachelors degree in business administration, Real Estate, or related field (preferred but not required) ? 1 to 5 years of proven experience in property management and real estate management. ? Knowledge of federal and state laws and regulations related to property management is a bonus. ? Ability to oversee and manage tenant relationships. ? Excellent communication, negotiation, and interpersonal skills. ? Must be a self-starter, self-disciplined, and highly organized. ? Must possess a strong work ethic, be team-oriented, and highly dependable. ? Proficiency in property management software (Rent Manager and/or AppFolio) and Microsoft Office or the ability to quickly learn new software, is preferred. ? Implement strategies to maximize occupancy rates and rental income. ? Ability to prioritize tasks, meet deadlines, and work effectively under pressure. ? Strong leadership skills and ability to supervise staff and vendors. ? Ability to lead, manage, and be held accountable. ? Willingness to work flexible hours, including evenings and weekends, as needed. ? Certification in property management (e.g., Certified Property Manager CPM) or willingness to sit for an exam within 6 months, is preferred but not required.
