Reports to: Regional Director of Operations Direct Reports: -26 direct reports (Senior Property Managers, Property Managers, Resident Property Managers, Assistant Managers) Department: Operations Locations: Assigned district covers 9 locations in Riverside County (Corona, Hemet, Riverside, Banning, San Jacinto, and Calimesa), 2 locations in San Diego County (San Diego & San Marcos), and 2 locations in Orange County (Laguna Hills & Mission Viejo) FSLA Status: Exempt Work Schedule: 9:00AM-6:00PM -subject to change based on project assignments/deadlines Salary Range: $73,500 - $76,000 (commensurate with experience) Travel: 80% or more Job Summary The District Manager at US Storage Centers is a multi-unit leader that loves developing people and getting results. To be successful, you'll need to be a motivator and mentor, guiding the store managers and developing their talent to provide an award-winning experience. You should have experience leading multiple stores and team members while being responsible for ensuring district-wide customer satisfaction and measuring the financial performance of all locations in your district. Our District Managers will manage a varying number of stores, anywhere from 8 - 16, based on geography and complexity. Most importantly, you'll inspire a team committed to creating a welcoming environment. This position contributes to facility profitability by developing and managing business relationships and being committed to customer satisfaction. This is a supervisory role that pays close attention to detail and has general sales, marketing, and computer skills.
  • Perform a variety of functions which lead to the efficient operation of several storage facilities.
  • Management of rental rates, discounts, Tenant Protection Plan, and other income sources.
  • Monitor controllable expenses to provide the highest R.O.I. for each store.
  • Perform monthly site audits and inspections to meet Company goals and industry standards.
  • Interview and hire site managers.
  • Continued training of Property Managers, District Trainers, and Sr. Managers.
  • Enforce company policy and procedures.
  • Schedule employee work hours.
  • Solicit customer feedback to understand customer needs and follow up on all customer service issues.
  • Perform semi-annual audits and facility checklists, submitting findings to the division office and ensuring follow-up on necessary actions.
  • Utilize management information tools and analyze financial reports to address trends and issues in district performance.
  • Develop the store management team to deliver legendary customer experiences in all stores.
  • Manage through unusual events to keep the district operating to standard.
  • Lead with integrity, honesty, and knowledge that promotes the culture and values of US Storage Centers.
  • Plan, identify, communicate, and delegate key responsibilities and practices to the store managers, District Trainers, and Sr. Managers to ensure smooth operations.
  • Review store environments and key business indicators to identify problems, concerns, and opportunities for improvement, providing coaching to store employees to take action and achieve operational goals.
  • Keep abreast of current and future competition through competitor property visits.
  • Coach store managers on ongoing repairs, maintenance, and Vendor Contracts.
  • Effectively coordinate special projects such as Facility conversions/openings.
  • Effectively communicate with Leadership, mid-level management, and facility employees.
  • Regular worksite attendance in accordance with the Company's Attendance Policy is required for this position.

    • Periodic special projects and duties may be assigned based on Company need and requirements.
    • Must be able to perform a variety of duties, often changing from one task to another, with frequent interruptions or distractions and within tight deadlines. Core Competencies

        • Bachelor's degree preferred but not required. Equivalent of 3-5 years work-related experience and/or training in retail sales, customer service, sales management, and/or multi-unit management.
        • Exceptional leadership skills and experience supervising others.
        • Valid driver's license and reliable form of transportation are required to perform essential functions of this job.
        • Weekend availability may be occasionally required.
        • Be flexible and have the ability to travel up to 50% of the time.
        • Possess the eagerness and work ethic to succeed in a customer service environment. Physical Demands
          • Stationary Position: frequently remains stationary up to 50% of the time and sitting up to 6 hours in a day.
          • Move/Traverse: frequently bend, stand, stoop, and/or walk.
          • Carry Weight: infrequently carry weight and/or lift objects (light to heavy) weighing up to 50 pounds.
          • Hearing and Speech: frequently communicates with the ability to hear and talk on a regular basis with clients who have inquiries about their storage accounts, billing invoices, or other related account matters; must be able to exchange accurate information in these situations.
          • Sight: frequent use of sight to detect images on computer, office documents, facility objects near and far.
