General Job Description
Responsible for the operation and general maintenance of assigned buildings and equipment. Performs all electrical, plumbing, carpentry, painting, and mechanical repairs as required to keep buildings and equipment in good operating condition. Responsible for operation and maintenance of all auxiliary equipment in the buildings assigned. Responsible for ensuring equipment operation during the times required and is subject to recall at any time to accomplish successful operations of the buildings. Assistance will be available from the Physical Plant Department, but the Operator is expected to do the majority of the work. Works under limited supervision and may provide limited supervision to Building Operator I. Reports to the Assistant Director of Campus Recreation Facilities and Member Services or Associate Director of Student Services/Student Center or Director of Residence Life/Manager of Residence Life Operations or their designee.
Essential Job Functions
1. Operates, maintains, and repairs all mechanical equipment for heating, ventilating, and air conditioning for buildings assigned.
2. The equipment operated will include but not be limited to air handling units, heat exchangers, boilers (up to 300 horsepower), reciprocating air conditioning units (both air cooled and water cooled), and reciprocating air compressors up to 100 tons.
3. Operates and maintains all types of cooling, refrigeration, and working equipment associated with large cafeteria operations.
4. Repairs and inspects ice machines.
5. Makes repairs to plumbing equipment ranging from minor household type to major industrial-level sanitary sewer systems, storm sewer systems, natural gas systems, and grease trap systems.
6. Repairs all types of electrical systems including controls, starters, and motors (both large and small).
7. Performs maintenance, construction, and repair work including painting and general carpentry work in the alteration, repair, and maintenance of buildings, floors, roofs, stairways, partitions, doors, windows, screens, scaffolding, etc.
8. Inspects all aspects of building and makes all required repairs as soon as possible.
9. Provides training to level I workers.
10. Repairs and maintains vacuum cleaners.
11. Follows safety standards and practices to ensure work is completed as safely as possible.
Non-Essential Job Functions
1. May open and close buildings during regular hours and for special events.
2. Performs other related duties as assigned.
Required Knowledge, Skills, and Abilities

2. Knowledge of the repair, maintenance, and operation of buildings and electrical systems.
3. Knowledge of, or ability to learn, university policies and procedures.
4. Skill in determining the kind of tools and equipment needed to do a job.
5. Ability to read and understand blueprints, directions, and schematics, and to write directions and make simple drawings of work.
6. Ability to work from complex written and/or oral instructions.
7. Ability to weld, solder, and braze.
8. Ability to understand plumbing, electrical, and mechanical operations and their relationship to each other.
9. Ability to start work on your own and complete assignments on time.
10. Ability to work evenings, nights, and weekends as necessary.
11. Physical condition adequate to permit full performance of duties.
Physical Demands
Duties will require moving, lifting, and carrying tools and equipment up to 50 pounds considerable distances, both up and down stairways and ladders.
Required Education
High school diploma or equivalent is required.
Required Experience and Training
Three years of experience in similar type operations is required. Experience may be approved if in several different areas which, when combined, would give equal experience (1 year plumbing, 1 year air conditioning, and 1 year electrical experience would be a suitable combination).
Preferred Qualifications
Certification or license for refrigeration reclamation and purchasing of refrigerant is preferred. Supervisory experience is preferred.
