Summary of Duties and Responsibilities
The Asset Management Director is an upper-level management position overseeing the Program and Property Management of some of HASU's most critical programs. HASU owns and manages the Virginian Apartments and various single-family homes and contracts to a third-party management company for other tax credit rental properties located in Moab. Additionally, HASU will expand its property management over the course of 2025 and will need successful leadership in the management of those projects. HASU also administers the Section Eight – Housing Choice Voucher Program, and the Asset Management Director would oversee staff to ensure compliance with this and the Virginian Apartments through HUD & USDA. Coordinating and assisting with our third-party management companies will also be a priority to ensure tenant and investor relations are held to the highest standard. Analyzing and producing financial reporting will play a major role in this position, as well as reading and writing comprehension to produce and review administration/management plans and other critical program documents. As our property and program portfolio continues to grow, this position will work with the Executive Director to hire new staff to fill critical roles. This role will be supervised and assisted by the Executive Director.
Essential Responsibilities
Ensure that all HASU-managed properties are well maintained, economically viable, and provide value to tenants, partners, lenders, and investors. Oversee the Asset Management for all HASU owned properties and relevant programming.Provide financial and programmatic reports to the Executive Director and/or partners/lenders/investors as required.Directly supervise and support the Housing Specialist and Administrative Assistant through all manners of Asset and Property Management including (but not limited to) creation and adherence to relevant management plans, lease-up, maintenance, inspections, rent collection, and terminations.Directly supervise and support the Housing Specialist to ensure Section Eight and USDA 515 program compliance through consistent file review, program adherence, and proper reporting.Essential Duties
Supervise and assist the Housing Specialist to develop and implement Policies and Procedures for relevant projects and programs.Work with the Executive Director to produce financial statements, budgets, and other financial reporting documents for projects owned by HASU. Oversee the Housing Specialist to ensure that proper financial and data reporting is current and accurate.Develop systems to monitor economic and programmatic performance of relevant HASU properties and programs.Ensure compliance with all lenders, investors, partners, and government requirements without exception, including reporting, leasing, maintenance, etc.Assist in the successful development of new rental housing projects by providing support and input in the predevelopment phase.Coordinate, monitor, and assist with third-party management agents to ensure successful property management of HASU owned but third-party managed properties.Oversee Accounts Receivable/Payable for HASU managed properties and ensure proper reporting. Create and maintain budgeting for properties.Respond to emergencies and property operations in absence of staff that report to you.Attend training and conferences as directed by the Executive Director.Attend and participate in various affordable housing groups, as necessary.Understand basic program information for all HASU programs to better educate the public as needed.Assist with the general public in the absence of the other HASU staff. Be able to step into other roles within the organization if needed.Other duties as assigned.Factors:
Housing Specialist, Administrative Assistant, future onsite management and maintenance workers.Involves contacts with HASU Staff, third-party vendors, partners/lenders/investors, local municipalities, contractors, etc.Work requires low to moderate heavy lifting at times.Work is performed at HASU office, various property offices, and within Grand and San Juan Counties as needed.Requires heavy concentration to complete above duties.Regular office hours of HASU Mon-Thur 7-5. Exempt employees may need to adjust schedule as necessary.Knowledge and Training Required (Minimum Qualifications):
Graduation from an accredited 4-year college or university required.Ideal candidate has experience in program/personnel management and/or property management.Demonstration of financial literacy required.Up to six months of on-the-job training to perform job effectively.Skills and Abilities:
Ability to think critically and creatively and to problem solve.Excellent administrative and organizational skills.Ability to prepare budgets, monitor revenue and expense, budget-to-actual, and adjust as necessary.Experience with QuickBooks a plus.General computer proficiency is required, with demonstrated experience in Word, Excel, Adobe Suite, and Google's ‘G Suite'.Required:
