This position will report to the Senior Project Manager/Project Executive/Vice President.
  • Bidding, negotiation, award and drafting of subcontract agreements.
  • Understand and administer contract and subcontract agreements.
  • Supervise planning and management to ensure all project activities are executed in accordance with the established contract requirements, budgets, and schedules to achieve project completion on time and within budget; Ability to work with the pre-construction team in development of the project.
  • Review and evaluate project documentation relating to planning, change orders, site investigation, design, construction, and contract administration.
  • Maintain job cost reports, budget, and schedule controls.
  • Work closely with Superintendents to provide them with assistance and fulfill any needs they have.
  • Attend all project-related meetings with Owners and Field staff; Report any issues to the Senior Project Manager/Project Executive/Vice President in a timely manner.
  • Ensure meeting agendas and meeting minutes are recorded and distributed to all attendees.
  • Enforcement of safety protocols with Safety Director
  • Work with Accounting to initiate the pay application process and follow up to ensure payment is received in a timely manner.
  • Manage and approve submittals, RFI's, PCO's, material procurement.
  • Provides feedback of reviewed submittals for compliance and coordination
  • Responsible for quality work being put in place - workflow for crafts, suppliers, employees, and third-party contractors.
BACKGROUND PROFILE:
  • Bachelor's degree plus a minimum of five (5) years' related experience or an equivalent combination of education, training and/or experience
  • Experience supervising all phases of multi-family apartment unit construction from sitework to punch list through project completion and management turnover.
  • Experience in multi-family wood framing construction is a MUST.
  • Thorough knowledge of construction cost, scheduling, cost estimating, purchasing, engineering principles and techniques, building codes as well as accounting principles
  • Experience with delivery methods; General Contracting, CMAR, and Design/Build
  • Proven written and verbal communication abilities; proficiency with computer applications, including Microsoft Office suite.
  • Ability to read, understand and interpret contact documents, drawings, specifications, scopes of work and project schedule.
  • Demonstrated leadership and interpersonal skills.
Required experience:
  • Minimum of 5+ years recent experience as a Project Manager for Multi-Family General Contractor
  • Minimum of 5+ years recent wood frame experience
