Req 2-4 yrs of progressively responsible related experience, valid driver's license & background check. Must have excellent communication & customer service skills, & close attention to detail. $70,387-88,004/annually DOE FT w/ medical, dental, vision, retirement, up to 208 hrs paid vacation, up to 104 hrs paid sick leave per year, paid holidays & paid parental leave benefits. JOB SUMMARY:

Coordinates and performs general, preventative and special maintenance projects for assigned facility(s); supervises facilities and grounds staff and establishes priorities based on facility usage; assesses facility needs and makes recommendations of priorities for maintenance and improvements; coordinates event/group functions at the facility; communicates event needs with department divisions, units, user groups, etc.; and resolves operational problems.

ESSENTIAL JOB FUNCTIONS: Essential functions may include any of the following tasks, knowledge, skills and other characteristics. Carries out supervisory responsibility in accordance with policies, procedures and applicable laws including: interviewing and hiring staff; planning, assigning and directing work; controlling and issuing internal and external keys; appraising performance; rewarding and disciplining employees; and addressing complaints and resolving problems. Coordinates event/group functions scheduled at the facility; communicates with other departments and outside users to establish group/event needs; makes changes in the facilities as appropriate to meet those needs; works with representatives of the group/event and the public to support the success of the operation including: set up, tear down, safety and security, parking and the coordination of utilities such as electrical, lighting, and water. Coordinates maintenance functions and oversees various projects for the assigned facility(s); develops, maintains, oversees and conducts preventative maintenance schedule, activities and inspections of facility systems, appliances and equipment; troubleshoots systems and engages professional trades personnel as appropriate. Provides training for the development of individual skills of facility and grounds staff so that all tasks performed are accomplished at an acceptable level. Meets with the public to respond to questions and resolve problems in an honest and positive manner concerning the assigned facility(s).

IMPORTANT JOB FUNCTIONS: Maintains inventory of materials necessary for facility and grounds maintenance, equipment repair and servicing, and operation of the maintenance shop. Operates and maintains a variety of heavy equipment including tractors, motor grader, backhoe, dump trucks and water trucks; performs preventive and major maintenance/repairs on all of the equipment as needed. Completes daily, weekly and monthly records of work accomplished; makes recommendations for the annual budget and capital improvement projects. Performs other related duties as assigned. Regular and predictable attendance is required.

MINIMUM QUALIFICATIONS REQUIRED: Education and Experience: High School diploma or GED; and, Two to four years of progressively responsible related experience; or, Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job. Licenses and Certifications: Valid Driver's License (Commercial Driver's License desirable). First Aid and CPR Certification (desirable).

KNOWLEDGE, SKILLS, AND ABILITIES: Knowledge of: Practices, methods, tools, materials, equipment and techniques of the building trades (electrical, plumbing, welding, and concrete). Operation and routine maintenance of light and heavy equipment. Basic mathematics. Basic budgetary principles and practices. Planning, organizing, assigning, directing, reviewing and evaluating the work of staff. All applicable state, federal and local laws, rules and regulations. Skill in: The operation of heavy equipment, small equipment and vehicles in all weather conditions. Using tact, discretion, initiative and independent judgment within established guidelines. Organizing work, setting priorities, meeting critical deadlines, and following up assignments with a minimum of direction. Planning, organizing, assigning, directing, reviewing and evaluating the work of staff. Selecting and motivating staff and providing for their training and professional development. Communicating clearly and effectively, orally and in writing.

Ability to: Ability to perform routine preventive maintenance and make minor repairs to equipment. Ability to establish and maintain effective working relationships with a variety of individuals. Ability to define problems, collect data, establish facts and draw valid conclusions. Ability to read and interpret documents such as safety rules, operation and maintenance instructions, procedure manuals, and so forth. Ability to add, subtract, multiply and divide whole numbers, common fractions and decimals. Ability to deal with problems involving several concrete variables in standardized situations.

Working Conditions and Physical Demands: While performing the essential functions of this position the employee is frequently exposed to outdoor weather conditions, wet or humid conditions, work in high precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.

Essential functions of this job also require the employee to frequently required to stand, walk, use hands to finger, handle, or feel, reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl, speak and hear, and lift and/or move up to 50 pounds frequently. Occasionally, the incumbent may be required to lift and/or move 100 pounds. Working time may require irregular hours, on-call, andor shift times. The incumbent's working conditions are typically moderately loud.
