We have a great opportunity for an Area Sales Manager to join our team within Vistry Kent, at our West Malling office with travel around the region. As our Area Sales Manager, you will work with the sales teams to ensure the agreed sales targets and objectives are met through the effective management of people and activities in line with the Customer Journey.     • Provide market research information so that the Regional Sales and Marketing Director can agree sales volume and prices.
    • Communicate agreed sales volume and pricing to Sales Teams.
    • Work with legal and Sales Teams to ensure the 28-day reservation to exchange target is met.
    • Liaise with Sales Teams to review offers, part exchange and shared equity schemes and communicate to Regional Sales and Marketing Director.
    • Ensure Sales Advisors are using Serum to effectively prospect manage and generate sales.
    • In conjunction with the build department and Regional Sales and Marketing Director, plan plot releases to ensure the optimum mix, and availability of units.
    • Ensure that Sales Team are provided with current sales prices.
    • Attend build/sales meeting as required and ensure completion of relevant reports.
    • Support the Company’s continuous drive to deliver excellent customer service by endorsing and promoting the customer journey, exceeding customer expectations, and leading by example.
    • Work with Senior Sales Advisors and Sales Advisors to ensure that market research analysis reports are completed as required.
    • Undertake customer appointments as and when necessary.
    • Maintain and develop existing and new customers through appropriate propositions and ethical sales methods, and relevant internal liaison, to optimise quality of service, business growth, and customer satisfaction.
    • Review site presentation with build/maintenance colleagues to rectify any outstanding items.
    • Review sales information centre, show home and stock unit presentation, both internally and externally and liaise with build/maintenance colleagues to rectify any outstanding items.
    • Ensure a high standard of personal presentation for all sales information centre staff and ensure this is maintained during office hours.
    • Ensure that the presentation of all sales sites, including the sales office, show home and stock units, are both internally and externally of a high standard and work with the Sales Team Leader to remedy any action.
    • Regularly communicate sales transactions to the Regional Sales and Marketing Director.
    • Ensure that the Regional Sales & Marketing Director is aware of any issues at the earliest opportunity
    • Regularly communicate with Area Build and site build staff to ensure correct understanding on customer and plot issues.
    • Attend site sales/build meetings as required to ensure effective prospect management, speedy progress of sales and excellent levels of presentation on all hub developments.
    • Attend prestart and other departmental meetings as required.
    • Ensure all relevant stakeholders are informed of key departmental developments.
    • Ensure you have read and understood the Company’s health and safety policies and procedures and promote and comply with them at all times.
    • Report any accidents or near misses immediately to your manager and record them in the accident book.
    • Ensure your workplace is kept tidy and any hazards are eliminated or reported to your line manager.
    • Wear appropriate protective clothing on site at all times.
    • Attend all health and safety training as required by the Company.
    • Induct, with the help of the Site Manager/Maintenance Supervisor, all sales staff and agency staff in health and safety.
    • Induct staff in the lone worker policy.
    • Ensure Sales personnel are using the ‘personal safety devices and mobile phones, and address noncompliance.
    • Manage the recruitment and induction of new employees in line with Company best practice guide.
    • Conduct half yearly and annual appraisals with staff and liaise with Group HR to address development needs.
    • Meet with your team members to discuss their progress on a regular, but not less that quarterly basis.
    • Monitor the performance and effectiveness of direct reports.
