Job Title: Block Manager/Commercial Property Manager

Location: Cheshire

Salary: £40k per annum

Our client is seeking a motivated and enthusiastic Block Manager/Commercial Property Manager to join their growing team in Cheshire. In this role, you will be responsible for managing a portfolio of residential blocks (& some commercial), ensuring that they are maintained to a high standard and that all necessary works are carried out in a timely and cost-effective manner.

Responsibilities:

• Prepare annual service charge budgets
• Manage section 20 consultation processes for major works
• Liaise with contractors to ensure that works are carried out to a high standard and within budget
• Respond to enquiries from leaseholders and tenants regarding maintenance and repairs
• Attend AGMs, client and director meetings
• Ensure that properties comply with health and safety regulations
• Monitor service charge collection to ensure that funds are available to carry out necessary works
• Work closely with the senior management team to provide exceptional customer service to clients

Requirements:

• Previous experience in a similar role, preferably within property management or estate agency
• Excellent communication skills, both written and verbal
• Strong organisational skills and attention to detail
• Ability to work under pressure and meet deadlines
• Knowledge of section 20 consultation processes and service charge budgeting
• A full driving licence and access to a vehicle is essential
