Job Title: Block ManagerLocation: South London Office (Hybrid working available)Portfolio: Approx. 500 units, South London area

The Role

As a Block Manager, you will be responsible for overseeing a portfolio of 500 leasehold units in the South London area. You will ensure the smooth management of the properties by liaising with residents, contractors, and the wider property management team. Your duties will include managing service charge budgets, coordinating repairs and maintenance, ensuring health and safety compliance, and conducting regular site visits.

Key Responsibilities:

  • Manage the day-to-day operations of the portfolio, ensuring client satisfaction.
  • Coordinate maintenance, repairs and works while ensuring high standards are maintained.
  • Manage service charge budgets and end-of-year accounts.
  • Conduct site visits and ensure all properties are compliant with relevant legislation.
  • Liaise with residents, contractors and stakeholders, ensuring smooth communication.
  • Handle escalated issues, working towards swift resolutions.
  • Keep up-to-date records of all activity and management.
The Person

We are looking for an experienced Block Manager who thrives in a dynamic environment. You should be organised, proactive and have excellent communication skills. Previous experience managing residential leasehold properties is essential and a strong understanding of service charge management is crucial. The ideal candidate will be able to have hybrid working arrangements and able to work autonomously while being part of a collaborative team.

Key Requirements:

  • Previous experience in leasehold block management is essential.
  • Knowledge of service charge budgeting and management.
  • Strong interpersonal skills and ability to handle resident queries effectively.
  • Ability to work independently and manage time efficiently.
  • TPI or RICS qualifications are desirable (Support available for professional qualifications like TPI and RICS).

  • Excellent attention to detail and problem-solving skills.
The Package
  • Salary: c. £44,000 - £50,000
