Job Description: Residential Block Manager – Richmond, LondonLocation: Richmond, LondonSalary: Competitive, based on experienceJob Type: Full-TimeReports to: Senior Property Manager / DirectorOverview: We are seeking an experienced and proactive Residential Block Manager to join our dynamic property management team based in Richmond, London. The ideal candidate will manage a portfolio of residential blocks, ensuring effective service charge management, compliance with leasehold regulations, and top-tier customer service. This role also involves overseeing maintenance, organizing AGMs, and managing major works in line with Section 20 requirements.Key Responsibilities:
  • Service Charge Management:
    • Prepare and manage annual service charge budgets.
    • Ensure timely collection and reconciliation of service charge funds.
    • Handle financial queries from leaseholders and stakeholders.
  • Section 20 Consultation & Major Works:
    • Oversee the Section 20 consultation process for major works.
    • Liaise with contractors and surveyors to ensure projects are completed within budget and to a high standard.
  • Maintenance & Repairs:
    • Organize routine and emergency maintenance.
    • Conduct regular site inspections to ensure properties are well-maintained.
    • Manage relationships with contractors and suppliers, ensuring value for money and quality service.
  • Compliance & Risk Management:
    • Ensure properties comply with all relevant health and safety regulations.
    • Maintain accurate records and documentation in line with statutory requirements.
    • Coordinate fire risk assessments, health and safety audits, and insurance renewals.
  • AGMs & Leaseholder Engagement:
    • Organize and attend AGMs and residents' meetings.
    • Prepare agendas, minutes, and follow up on action points.
    • Provide excellent customer service, addressing leaseholder queries and concerns promptly.
  • Customer Service & Communication:
    • Act as the primary point of contact for residents, leaseholders, and freeholders.
    • Build strong relationships and ensure clear, consistent communication.
  • Driving & Site Visits:
    • Regularly visit properties within the portfolio to ensure standards are met.
    • A valid UK driving license and access to a vehicle is essential.
Skills & Experience Required:
  • Essential:
    • Proven experience in residential block management.
    • Strong understanding of service charges, leasehold management, and Section 20 processes.
    • Knowledge of relevant legislation, including the Landlord & Tenant Act and health and safety regulations.
    • Excellent organizational and time-management skills.
    • Exceptional customer service and communication abilities.
    • Proficiency in property management software and Microsoft Office.
    • Full UK driving license and access to a vehicle.
  • Desirable:
    • IRPM or ARMA qualification (or willingness to work towards one).
    • Experience managing properties in the Richmond area or similar locations.
