This varied portfolio ensures no two days are the same.- Future Growth: Be part of an expanding department, with opportunities to shape and influence the future of block management.- Professional Development: Enhance your skills in both residential and commercial property management, with a focus on high-rise building responsibilities.- Collaborative Environment: Work alongside a dedicated residential property manager and liaise with commercial tenants, fostering a collaborative and supportive work atmosphere.Key Responsibilities:- AST Management: Utilise your broad understanding of Assured Shorthold Tenancies (AST) to support residential property management.- High-Rise Building Duties: Engage with residents and meet landlords' expectations, ensuring compliance with all relevant regulations as the Principal Accountable Person.- Resident Engagement Strategy: Implement and monitor strategies to enhance resident engagement and satisfaction.- Fire Safety Compliance: Maintain detailed records and oversee testing regimes for fire suppression systems, including risers, sprinklers, AOVs, and dampers.- Service Charge Budgets: Set and manage service charge budgets, working closely with the client accountant and commercial tenants.- Tenant Meetings: Conduct regular building meetings with commercial tenants to address concerns and ensure smooth operations.Skills and Experience Required:- Property Management Expertise: Demonstrated experience in managing both residential and commercial properties, with a focus on high-rise buildings.- Regulatory Knowledge: In-depth understanding of fire safety regulations and the responsibilities of managing high-rise buildings.- Financial Acumen: Proficiency in setting and managing service charge budgets.- Communication Skills: Strong ability to engage with residents, landlords, and commercial tenants effectively.- Strategic Thinking: Experience in developing and implementing resident engagement strategies.This role is perfect for a competent and enthusiastic individual ready to contribute to the expansion of a block management department.
