Block Manager - DorkingFull-Time | £33,000Hybrid Role: 3 Days in Office, 2 Days Remote (Post-Probation)Our client, a reputable property management company based in Dorking, is seeking an experienced Block Manager to manage a residential portfolio of blocks of flats and housing estates. This exciting role offers the opportunity to oversee a diverse range of properties, ensuring that all aspects of block and estate management are handled efficiently and in line with current legislation and industry standards.Key Responsibilities:
- Day-to-Day and Long-Term ManagementOversee a property portfolio comprising 500-600 units or 30-35 developments, ensuring smooth operation and maintenance.
- Client and Stakeholder LiaisonAct as the main point of contact for clients, leaseholders, contractors, professionals, and insurance companies, addressing any issues that arise.
- Meetings and CommunicationAttend and chair AGMs, EGMs, and Directors' meetings, ensuring clear communication and effective decision-making.
- Contractor ManagementInstruct and manage suitable contractors for minor repairs and maintenance, ensuring all work meets required standards.
- Major Works AdministrationIssue Section 20 notices and manage the process of major works as necessary, from planning through to completion.
- Service Charge ManagementPrepare annual service charge budgets and liaise with the accounts team to manage payments, arrears, and invoices.
- Insurance and ComplianceWork closely with the Block Management Coordinator to ensure all necessary insurances are in place and administer claims where necessary. Ensure compliance with leases, legislation, H&S, RICS, and Fire Risk guidelines.
- Property InspectionsConduct annual inspections, or more frequently if required, to ensure all properties in the portfolio are maintained to a high standard.
Key Skills:
- Property Management ExperienceIdeal for candidates with a background in lettings or property management. Full training will be provided.
- Organisational SkillsHighly organised, punctual, and able to prioritise workload effectively.
- Team PlayerAbility to work collaboratively as part of a dynamic team.
- Microsoft Office ProficiencyCompetent user of Microsoft Word, Excel, and Outlook.
- Driving LicenceMust hold a UK driving licence and have a car insured for business use.
- FlexibilityWilling to attend out-of-office hours meetings, with time in lieu offered in return.
