We are seeking a dedicated Disrepair Surveyor to join our clients Consulting & Surveying team. This role is crucial for ensuring that property management services are delivered with a focus on safety, efficiency, and customer orientation. The successful candidate will be instrumental in conducting detailed property inspections, focusing on damp, mould, and disrepair surveys, and providing expert advice and solutions.
Day-to-Day of the Role:
- Conduct comprehensive property inspections to identify building defects, focusing on damp and mould issues, and disrepair.
- Produce high-quality condition reports that can be relied upon in court proceedings.
- Specify necessary works for the Direct Labour Organisation (DLO) and manage contractors to ensure all works are completed to high standards and in a timely manner.
- Support the team of Response Surveyors by conducting in-depth damp investigations in problematic properties and providing necessary training and advice.
- Handle customer complaints related to property conditions effectively and professionally.
- Appear in court as a witness if required, supporting the legal aspects of property management.
Required Skills & Qualifications:
- Relevant technical qualification (HNC or higher) in Building, Surveying, Damp Remedial Works, or a similar technical field, or at least 6 years of experience in a related sector.
- Strong knowledge of Disrepair Legislation, the Landlord Tenancy Act 1985, Homes for Habitation, and HHSRS assessments.
- Excellent time management skills, with the ability to meet deadlines while maintaining performance and budget targets.
- Proficient in IT, especially MS Word, and capable of producing detailed written reports and floor plans.
- Strong communication skills, able to convey complex information effectively to both contractors and customers.
- Full driving licence and access to a vehicle for travel across the operating regions.
