Description
- Negotiate rent reviews, lease renewals, and break options to reduce property costs and improve profitability.
- Explore and implement regear opportunities to lower occupational costs and generate incentives for reinvestment.
- Manage the rebranding of stores and oversee the closure process, including dilapidation negotiations.
- Retain ownership of property databases.
- Collaborate with multiple internal and external teams including Retail Operations, Finance, Maintenance, H&S, and legal advisors.
- Prepare reports for monthly board meetings and advise on budgeting for the upcoming financial year.
- Oversee invoice authorisations for rent and service charges, ensuring compliance with turnover-linked rents.
Profile
The ideal candidate will possess:
- Ideally MRICS or significant estates management experience in retail environment
- Strong negotiation skills with experience in property cost reduction and lease management.
- Proven ability to manage multiple projects, including store rebranding and closures.
- Excellent communication skills for liaising with internal teams and external stakeholders.
- Knowledge of property management systems and the retail property landscape.
- A proactive approach to identifying strategic opportunities for growth.
