Reed is delighted to represent our client in their search for a Property Facilities Manager. This pivotal role involves overseeing the operational management and maintenance of Marine Gate, ensuring the provision of top-notch services to leaseholders and residents while adhering to budget constraints.
Day-to-Day Responsibilities:
- Manage and administer the running of Marine Gate within agreed budgets, ensuring all services such as repair, maintenance, security, and utilities are effectively provided.
- Source and negotiate with contractors and suppliers, manage supply contracts, and oversee the maintenance of the building and grounds.
- Implement management strategies for emergencies, ensuring the building operates smoothly at all times.
- Conduct regular inspections to identify necessary repairs or maintenance, liaising with Directors to arrange for the execution of agreed works.
- Ensure compliance with health and safety regulations and fire safety, managing periodic inspections and audits.
- Handle communications with residents and leaseholders, ensuring adherence to leases and site procedures, and manage requests for flat alterations and other works.
- Attend and report at periodic meetings with Directors, contributing to the development of strategies for future improvements and cost management.
- Manage budgets and financial reporting, addressing any deviations directly with the Directors.
Required Skills & Qualifications:
- Excellent verbal, written, and interpersonal communication skills.
- Strong analytical and problem-solving abilities.
- Customer-focused attitude with experience maintaining professional relationships.
- Proven ability to manage complaints and challenging situations effectively.
- Technical understanding of building management, with the ability to communicate needs to various stakeholders.
- Knowledge of property management legislation.
- Proficient in IT and numeracy, with a capability to use these skills for cost management and improvements.
- University degree or Level 3 Diploma in Facilities Management.
- Membership in the Chartered Institution of Building Services Engineers (CIBSE) is preferable.
- At least 2 years’ experience in Facilities Management or 6 years as an apprentice.
