Purpose of the Role

This position will be responsible for leading the property and customer experience teams, enhancing the value of the properties through excellent customer service, well maintained and efficiently run facilities and through effective service charge management. The role will lead the team to provide consistently excellent service to occupiers, their staff and visitors, ensuring compliance with regulations and Savills’ procedural standards, managing customer relationships and supporting the delivery of asset value, overseeing the maintenance, safety, and administration of the properties.
A highly visible leadership role, it will support the General Manager in delivering the King’s Cross strategy and form a part of the senior leadership group responsible for developing and implementing a ‘one team’ work culture. In order to offer customers a first-class service, all roles and disciplines must work collaboratively and support one another at all times; strong leadership, effective team management and business planning skills are critical to the success of this position.

The property operations team are responsible for environmental services, cleaning, waste and recycling, security, front of house, general upkeep and building services maintenance, compliance and risk management and King’s Cross’ sustainable and social value (ESG) strategy and goals. Substantial support is provided via a dedicated technical team of engineering, fabric, security and HSEQ specialists.
The Head of Property Operations will execute Savills’ RISE principles i.e. ‘providing an innovative, operationally efficient and economically competitive commercial environment for occupiers, contributing to the safety and wellbeing of all occupiers and users of the building whilst enhancing the investment value of the asset for the landlord’.
Key Responsibilities
In conjunction with the General Manager, Head of Destination, Head of Technical Services, Head of Security, Director of Surveying and along with other colleagues, develop and implement an effective property management and customer engagement strategy for the short, medium and longer term.Understand the owner’s purpose and objectives for King’s Cross and create property management plans to enable Savills to support those objectives.Develop and monitor progress against business plan objectives - manage the team to deliver against occupier, customer and Savills’ KPIs.Ensure that everyone delivering a service on behalf of King’s Cross has been inducted and is aligned to the King’s Cross purpose and values, and fully understands the ambassadorial, ownership and customer service role they will play.Help build and deliver service charges and effectively manage and report on costs within those budgets.Provide guidance to and motivate the Property management teams and the wider King’s Cross team. Form relationships and work with central Savills London Operations, Supply Chain, Health and Safety and ESG teams to enable a progressive, first-class service to all customers. Regularly review resources, roles and structure to ensure the service offering reflects the requirements of the business and customers.Ensure effective business continuity arrangements are in place and tested regularly.Work with the Director of Surveying to understand and apply the obligations set out within the leases.Identify and develop opportunities to enhance services.Maintain and build strategic customer relationships. Develop and maintain a professional understanding and close working relationship with appropriate occupier representatives and encourage frequent, open communication and flow of information on relevant and topical issues.Chair monthly occupier meetings, ensuring customer service levels, innovations and feedback is obtained, minuted and actioned.Utilise financial, commercial and market information and data to inform decision making and build business cases.Develop knowledge internally and externally to the real estate industry and drive innovationImplementing Savills and King’s Cross’ policies and closely monitor risks. Ensure that processes are understood, followed, reviewed and updated regularly.Nurture a culture of continuous improvement and review through training, communication systems and processes.Represent and promote the King’s Cross leadership group and Savills.Lead the team to achieve King’s Cross strategic vision and delivery of a positive, customer-focused culture, consistently exceeding Savills’ RISE principles.Promote a ‘One Team‘ ethos and culture across all areas of King’s Cross.In-conjunction with the General Manager, develop a strong relationship with the commercial Asset Managers, owners and investors through regular dialogue, monthly meetings and quarterly reporting, keeping them appraised of any necessary customer and/or asset related issues and opportunities.
