Marks Consulting Partners are currently recruiting for an experienced Housing Manager to join a reputable Housing Association based in South London. The successful candidate will play a crucial role in leading the housing management team, ensuring the effective delivery of housing services, and maintaining strong relationships with tenants and stakeholders. This role will focus on tenancy management, customer service, and community engagement.

Key Responsibilities:

  • Tenancy Management:
    • Manage the full lifecycle of tenancies, from sign-ups to terminations, ensuring all processes are completed in accordance with policies and regulations.
    • Oversee rent collection and arrears management in collaboration with the income team, ensuring tenants are supported in sustaining their tenancies.
    • Handle tenancy breaches, anti-social behaviour cases, and neighbour disputes, working towards resolution and taking legal action where required.
  • Customer Service & Tenant Engagement:
    • Act as the primary point of contact for tenants, ensuring that queries, complaints, and service requests are handled effectively and within set timescales.
    • Lead tenant consultation and involvement initiatives, promoting resident engagement and encouraging tenant participation in decision-making processes.
    • Conduct regular estate inspections to ensure health and safety standards, as well as overall property conditions, are maintained.
  • Team Leadership & Development:
    • Lead and motivate a team of housing officers, ensuring they provide high-quality housing management services.
    • Oversee the allocation and management of workloads, ensuring that targets and performance standards are met.
    • Provide ongoing training, support, and development opportunities for the housing team, ensuring they are equipped to handle their responsibilities.
  • Compliance & Policy Implementation:
    • Ensure that all housing services comply with current legislation, regulatory requirements, and the housing association’s policies and procedures.
    • Stay informed about changes in housing law, welfare reforms, and tenancy management practices, implementing necessary updates and improvements.
    • Manage the implementation of policies related to tenancy fraud, safeguarding, and vulnerable tenants, working in collaboration with other departments.
  • Budget & Resource Management:
    • Monitor and manage the housing team’s budget, ensuring effective use of resources to deliver high-quality services.
    • Oversee repairs, maintenance, and voids management, ensuring properties are maintained to a high standard and re-let promptly.
  • Reporting & Performance Monitoring:
    • Prepare regular reports for senior management on tenancy management, tenant satisfaction, arrears levels, and overall service delivery performance.
    • Ensure accurate data is maintained and analysed to track the performance of housing services and identify areas for improvement.

Candidate Requirements:

  • Experience:
    • Essential: Previous experience in a Housing Manager role within a housing association, local authority, or similar environment.
    • Proven experience managing a team of housing officers, overseeing tenancy management, and delivering effective customer services.
    • Demonstrated experience in handling complex tenancy issues, including anti-social behaviour and legal actions.
  • Skills & Knowledge:
    • Strong understanding of tenancy and housing management, housing law, and relevant legislation (including welfare reforms and anti-social behaviour laws).
    • Exceptional communication and leadership skills, with the ability to motivate and guide a team.
    • Experience working with vulnerable tenants and the ability to provide tailored support and advice.
    • Excellent organizational and problem-solving skills, with the ability to manage competing priorities in a high-pressure environment.
  • IT Proficiency:
    • Confident using housing management systems and Microsoft Office applications.

Working Conditions:

  • Full-time, permanent position.
  • Hybrid working arrangement with a mix of office-based work and on-site visits across South London.
  • Occasional evening or weekend work may be required.
