Lettings Consultant
Salary: £20,000 - £25,000 basic, with OTE £33,000 - £38,000Working Hours: 5-day working week (including Saturdays)
Overview:
We are seeking an experienced and dynamic Lettings Consultant to join our team. This role combines the responsibilities of both a Lettings Negotiator and a Property Manager, making it an exciting and varied position for someone with a passion for the property industry. You will be responsible for managing a portfolio of properties and ensuring a high standard of service is provided to both landlords and tenants. The ideal candidate will have prior experience in lettings or property management and must have a full UK driving licence and their own car.
Key Responsibilities for Lettings Consultant:
- Conduct property viewings with potential tenants and follow up to secure tenancies.
- Handle negotiations between landlords and tenants, ensuring a satisfactory agreement for both parties.
- Manage tenancy applications, referencing, and tenancy agreements, ensuring all paperwork is completed accurately and efficiently.
- Advise landlords on market conditions, rental values, and legislative requirements.
- Manage a portfolio of properties, acting as the primary point of contact for landlords and tenants.
- Organise and manage property maintenance, ensuring all issues are addressed promptly and efficiently.
- Conduct property inspections and arrange for any necessary repairs or renewals.
- Handle tenancy renewals and end-of-tenancy processes, including deposit returns and dispute resolution.
- Ensure compliance with all relevant legislation, including health and safety regulations and tenancy deposit schemes.
- Build and maintain strong relationships with landlords, tenants, and contractors.
- Provide exceptional customer service, responding to queries and issues in a timely and professional manner.
- Regularly update landlords on the status of their properties and any relevant market developments.
Requirements:
- Previous experience in lettings or property management is essential.
- Strong negotiation and customer service skills.
- Excellent organisational skills with the ability to manage multiple tasks efficiently.
- Knowledge of relevant legislation and compliance requirements.
- Full UK driving licence and own car.
- Ability to work Saturdays as part of the 5-day working week.
