Our Neighbourhood and Estates team is growing and with that growth, we are now looking for two Neighbourhood Housing Officers to join our incredible team! Your role is integral to the services we offer our residents and will offer a proactive, high quality and customer focused neighbourhood management service. You will respond positively and in line with our values to sensitive situations, challenging behaviours and complex problems and will be able to apply law, policy and best practice to your decision making.
We own and manage c.7,500 homes in the east of England, working closely with other agencies and stakeholders within our communities. We build on the good foundations we have in place in being a customer-centric organisation, investing in our existing homes - including our zero-carbon journey - as well as building new homes.

Requirements
Outline of Key Responsibilities...
- In this role, you'll be a key player in managing and addressing tenancy and estate management challenges, collaborating with a dedicated team. You'll oversee a caseload within a specific geographic area, taking responsibility for each case until a solution is fully reached.
- As the first point of contact for the Neighbourhood and Estate team, you'll handle inquiries via phone, email, and in person. You'll connect with other teams when needed to ensure that customer queries are addressed quickly and in line with our service standards and KPIs.
- Your proactive nature will help you investigate any potential breaches of tenancy conditions, ensuring appropriate actions are taken to resolve issues. This includes serving Notices of Seeking Possession, gathering evidence, recommending injunctions or legal actions, and attending court hearings.
- You'll also handle all tenancy and neighbourhood processes, including administration, while adhering to statutory timelines, policies, and procedures for mutual exchanges, successions, management transfers, settling-in visits, welfare visits, tenancy changes, notices, and more.
- By taking a swift and victim-centred approach to reports of anti-social behaviour, you'll work to understand the issues affecting our communities and their root causes. Your proactive efforts will help resolve and prevent anti-social behaviour (ASB) in collaboration with the Tenancy Enforcement Team Leader, providing guidance and determining when escalation is necessary.
We are looking for someone who has/is...
- Experience in providing excellent customer service, whether it's through phone calls, face-to-face interactions, or emails, ideally in a housing setting.
- An understanding of the current laws related to housing, especially landlord and tenant regulations within the realm of social housing.
- Self-motivated, capable of working independently while effectively planning their workload and achieving performance goals.
- Strong negotiation skills are essential, as you'll be handling challenging situations and working towards positive outcomes for our customers.
- Additionally, a valid driving license is required, as you'll need to travel between sites and conduct visits when needed.
