Block Manager - Burgess Hill

Salary: £30,000 - £32,000 basic

Hours: Monday - Thursday, 9:00 AM - 5:30 PM and Friday 9am - 5.00pm

Location: Burgess Hill (office-based with site visits)

Requirements: Full UK driving licence and own transport required

Free on street parking

We are working with a leading property management company that is looking for an experienced Property Manager or someone keen to transition into Block Management to join their expanding team. The Role:

As a Block Manager, you will be responsible for maintaining a portfolio of residential blocks and developments. Working closely with freeholders, leaseholders, contractors, and the accounts team, you will ensure that all properties are well-maintained, compliant, and financially managed effectively.

Key Responsibilities:

  • Overseeing the day-to-day management of a portfolio of residential developments
  • Liaising with leaseholders, freeholders, and contractors to coordinate maintenance and repairs
  • Raising work orders and ensuring contractor performance meets expectations
  • Attending AGMs and conducting regular site inspections
  • Ensuring compliance with health & safety regulations and all relevant legislation
  • Managing budgets and service charge accounts, working closely with the accounts team
  • Handling tenant and leaseholder queries, resolving issues professionally
  • Assisting with major works and refurbishment projects as required

What We’re Looking For:

  • Experience in block & estate management or a property management background with an interest in moving into block management
  • Strong knowledge of leases, compliance, and industry regulations
  • Excellent communication and organisational skills, with the ability to multitask
  • A proactive and problem-solving mindset with a customer-focused approach
  • Ability to work both independently and within a team
  • A full UK driving licence and access to own transport for site visits

Desirable (but not essential):

  • AIRPM qualification or actively working towards it
