A reputable property management company based in Clacton-on-Sea, Essex, is seeking an experienced and highly organized Property Manager to oversee and manage a diverse portfolio of residential and commercial properties. The ideal candidate will demonstrate excellent communication and problem-solving skills, ensuring the smooth operation of property-related tasks while maintaining strong relationships with tenants and landlords.
Key Responsibilities:
- Manage day-to-day operations of residential and commercial properties, ensuring high standards of maintenance, safety, and cleanliness.
- Act as the primary point of contact for tenants, addressing any issues or concerns promptly and professionally.
- Oversee lease agreements, renewals, and rent collections, ensuring compliance with relevant legal requirements.
- Coordinate property inspections, repairs, and maintenance, working closely with contractors and service providers.
- Prepare and manage property budgets, monitor expenses, and provide regular financial reports to property owners.
- Ensure compliance with local regulations, including health and safety requirements, tenancy laws, and landlord obligations.
- Manage tenant disputes, including resolving complaints, enforcing tenancy agreements, and taking appropriate legal action when necessary.
- Conduct marketing activities for vacant properties, arrange viewings, and secure new tenants as required.
- Stay updated on market trends, rental rates, and changes in property legislation to advise landlords accordingly.
Qualifications and Skills:
- Proven experience in property management, preferably in a residential or mixed-use portfolio.
- Strong knowledge of property law and relevant regulations in the UK, including health and safety and landlord-tenant legislation.
- Excellent organizational and time-management skills, with the ability to prioritize tasks effectively.
- Strong communication and interpersonal skills, with the ability to build rapport with tenants, landlords, and contractors.
- Financial acumen and experience in managing budgets, accounts, and property-related financial reporting.
- Proficiency in property management software and Microsoft Office suite.
- A proactive and problem-solving approach, with the ability to work independently and as part of a team.
- Full UK driving license and access to a vehicle is essential.
