PROPERTY MANAGER - 3 days per week based in Northamptonshire

Due to its growth plan and long-term strategies, NRS seeks an inspirational and experienced Property Manager. The property manager will be responsible for the business's collection of properties.

You will have a background in managing a portfolio of business, commercial, and residential properties.

The successful Property Manager will have experience in providing quality commercial and housing buildings. Ensuring properties are responsibly managed and financially viable.

The Company wishes to successfully maintain and manage its existing properties as well as acquire additional properties to expand the company’s portfolio.

You will have experience in fostering strong working relationships with tenants, ensuring property maintenance standards are excellent and statutorily compliant.

As Property manager, you will deal with local agencies for daily maintenance and management of some of the properties.

ROLE

Ensure regulatory compliance for all properties, ensuring they’re safe places for residents to live.

Maintain records of all statutory compliances and requirements of the safety of the property

Ensure the proper licences are in place for all properties for example; Local Authority Licensing requirements and HMO status.

Ensure that all necessary insurances are in place to protect the business, its assets, and tenants.

Regularly inspect properties through the Property Management Agent(s) or directly with tenants to ensure properties meet the required standards and are being correctly used and maintained following leases, tenancies, and statutory obligations.

For commercial leases, organise condition surveys and schedules of dilapidations at the beginning and end of a lease respectively, and negotiate acceptable settlement and expiry terms of the lease.

From a sustainable perspective, ensure that every property gains a minimum Energy Performance rating of Grade C. Where properties fail to reach the required standard, put forward investment proposals to upgrade the Energy Performance of the property.

Tenant Management

Ensure that the company operates, at all times, in strict accordance with all legal standards, and statutory regulations with both commercial and residential tenants.

Either through Managing Agents or directly, assess prospective residential and commercial tenants to ascertain their statutory, social, working, and financial suitability to lease/rent company property.

On behalf of the company, negotiate and agree to new leases and tenancy agreements and ensure they are ethically sound, in accordance with current legislation, and enforceable.

Financials and Investments

Liaise with Managing Agents and directly with tenants, as required, to ensure prompt payment of monthly/quarterly rental payments and issue supporting statements.

Deal with non-payment and any arrears and report issues to senior management immediately.

Report monthly on company overheads, general expenditure, and overall performance against planned budgets and develop a cost management and reduction strategy where appropriate across the business.

Ensure mortgage payments, service charges, and ground rents are paid on time.

Knowledge:

  • Knowledge of relevant building regulations and compliance matters associated with the property sector.
  • Knowledge of the legal and regulatory obligations incumbent on landlords and a good understanding of the regulatory framework governing landlord and tenant relationships.
  • Knowledge of the legal rights and services that tenants have a right to expect and demand.
  • Knowledge and experience of general building practices and emerging trends in the housing and commercial property sector.
  • Awareness of any NRLA developments and new guidelines.
  • Able to use a PC including Microsoft Office applications and other relevant software as used by the organisation.
  • Commitment to achieving high-quality outcomes.
  • This role requires the post holder to be an Essential Car User, hold a full UK driving licence, have access to a vehicle and, where necessary, visit various sites and property locations across the UK.
  • This role requires the post holder to work flexibly outside of normal office hours as required.
  • As part of your duties, you may need to make yourself available for Foreign Travel. As such you must be in possession of a valid passport.
