The purpose of this role is to provide a full property management service for STARK brand(s) or businesses by providing professional, knowledgeable and innovative property solutions in conjunction with a team of internally employed professionals and external service providers.
What you'll be doing:?
Provide a full property and asset management service including Rent Reviews, Lease Negotiations, Dilapidation Negotiations, Surplus Property Management/Disposals, Acquisitions, Planning and Dispute Resolution.
Provide advice and make recommendations regarding existing and future portfolio decisions, including proactive lease event management.
Deliver against the agreed property strategy and resulting action plans/programs in line with the business's needs.
Contribute to budgets for rent, rates, service charge and insurance
Identify and share best practice, particularly from within the sector.
Create and manage a network of contacts within Saint-Gobain and with commercial property and other professional service providers.
Promote communication and collaboration within the team.
Attend and actively participate in all related meetings, providing updates and feedback on property and activity.
Contribute to decision-making processes that relate to the brands strategic plans.
Work in partnership with others and as part of cross departmental teams to ensure communications within and between the teams is effective and successful outcomes delivered.
Work with the Development Team to provide innovative property solutions.
What you'll need to have:?
A 2.1 degree or equivalent level qualification in a relevant field.
Experience in a corporate or private practice environment with an emphasis on
commercial property management and property asset management.
Strong knowledge of property management, Landlord and Tenant practices, laws, rules and regulations.
Awareness of issues affecting property occupiers including legislation, taxation, finance and government policy.
Strong communicator at all levels, with a variety of stakeholders.
Commercially aware, conscious of the importance of property related decisions within STARK.
Experienced negotiator who can derive business advantage from property transactions.
Strong financial and management skills in ensuring best profit and loss performance from non-trading portfolio. Ability to recognize opportunities to satisfy internal property requirements from inside the non-trading portfolio.
Ability to take ownership and responsibility for allocated projects, including the co-ordination and management of complex property transactions. Ability to delegate tasks and monitor delivery of the same.
IT literate with experience of relevant IT packages and software. Desirable
Membership of RICS/other professional body
