SALARY: £60,000 - £62,000+ Generous Benefits (see below)

We have a fantastic new job opportunity for a Senior Surveyorwho has previous experience of working in the construction and / or property / maintenance industry with excellent communication, interpersonal and leadership skills and good knowledge of budgets and cost control principles.
As a Senior Surveyor you’ll lead and manage a small team delivering a range of surveying activities across the organisation’s property portfolio including disrepair and damp and mould cases. You and your team will play a key role in ensuring the housing assets remain safe, compliant, and well-maintained through expert surveying practices and project management.
Working as the Senior Surveyor you’ll be motivating and challenging your team of surveyors to provide a broad range of services such as specification writing, conducting inspections, delivering detailed reports, diagnosing repair needs, and overseeing related projects from start to finish. You will be required to give technical advice to assist your Surveyors in diagnosing building defects and complex repairs issues.

DUTIES
Your duties as a Senior Surveyor will include:
Overall
- Lead a team of Surveyors conducting regular surveys, inspections, and assessments to manage and maintain the property portfolio
- Develop strategies to optimise the condition and performance of housing assets
- Work with maintenance teams to plan and schedule repairs, renovations, and improvements based on survey results
Compliance & Regulations
- Ensure all properties meet current building codes, safety standards, and regulatory requirements
- Stay up to date with the latest changes in legislation and industry standards impacting housing associations
Surveying & Inspections
- Ensure property surveys and inspections to assess the condition of housing units, common areas, and external structures are completed effectively and efficiently
- Use data insights to identify maintenance needs, risks, and opportunities for improvement
- Provide expert guidance on damp and condensation issues, using a range of equipment for accurate diagnosis and remedies
- Manage complex projects, including major repairs and Aids & Adaptations, ensuring all are CDM-compliant
- Offer professional technical advice, preparing reports, and serving as an expert witness in hearings
- Review and approve repair solutions outside of standard contracts
Financial
- Contribute to the management of budgets and maintain cost control using the NHF Schedule of Rates (M3NHF)
- Oversee project expenses, ensuring cost-efficiency without sacrificing quality
- Write detailed specifications and handle tendering of works in line with procurement policies
- Approve invoices for contractor work
Risk Management
- Implement and monitor controls on costs, timelines, and Health & Safety
- Track Key Performance Indicators (KPIs) and conduct regular contractor reviews to drive continuous improvement
Complaints
- Take proactive steps to manage and resolve complaints effectively
- Ensure complaints are fully investigated and resolved within your remit
This post will have line management responsibility for 5-6 Surveyors
CANDIDATE REQUIREMENTS
- RICS membership and a degree (or HNC) in surveying, civil engineering, construction, or a related field is ideal. However, if you have the required experience and are committed to working towards a relevant qualification, then we encourage you to apply
- Experience in the construction or maintenance industry, with a strong understanding of housing regulations, building codes, and safety standards
- Expertise in damp and mould remediation, as well as a solid grasp of Construction Design and Management (CDM) Regulations 2015
- Proven experience with HHSRS, NHF Schedule of Rates (M3NHF), and legal disrepair cases.
- Ability to produce high-quality technical specifications, reports, and correspondence using Microsoft applications
- Strong budget management and cost control skills
- Excellent communication and interpersonal abilities
- A social housing qualification and/or experience is a plus
- Full UK driving license and access to a vehicle required
