Job Title: Stock Condition Surveyor Location: Bristol Contact: Permanent (Hybrid)Hours: Part-time (22.5 hours over 3 days) Salary: £26,498.31 per annum (£43,575 FTE) Key Responsibilities
- To carry out stock condition surveys to establish building condition, age, repairs and remaining life of building components, detailing compliance with Decent Homes and the Housing Health and Safety Rating System (HHSRS) and identifying any failures.
- To carry out EPC assessments including lodging the EPC.
- To make appointments to visit residents homes directly and manage own diary to carry out stock condition survey including seeking support to access difficult to access homes, liaising with internal and external stakeholders as appropriate.
- To manage own programme of stock condition surveys, keeping clear records and documentation about visits and no-access issues and regular progress and issues reporting to line manager.
- To update the Housing Association’s information on housing stock condition to assist in programming and compliance with the Decent Homes Standard.
- To report any specific repairs/major works not associated with the job in hand and to report and pass on any reactive repairs to the relevant contractor.
- To liaise with residents and leaseholders, housing management, customer services and other internal and external agencies as required.
- To report progress, achievements and concerns to line management on a regular basis.
- Keep abreast of relevant regulation changes and maintain awareness of the Building Regulations, British Standards and Codes of Practice related to the construction industry.
- Liaise closely with the Data & Performance(Asset) Manager to identify any issues or legislative breaches concerning Decent Home failures, HHSRS or CAR 2012.
- Maintain accurate records to demonstrate where properties are compliant or non-compliant.
- Work with others to ensure communal areas are kept free from obstructions and personal items in line with policy.
- Identify and report any safeguarding or customer related vulnerability issues.
- Carry out any other safety / condition / inspection activity required to ensure our homes are safe and to support the Homes Directorate responsibilities.
Person Specification
- HNC in Surveying or related discipline, or equivalent level of knowledge acquired from the on-the-job training or experience.
- Proven knowledge of domestic building construction methods and pathology
- Proven ability to identify common building faults and recommend remedial works
- Working knowledge of Decent Homes Standard
- Working knowledge of the Housing Health and Safety Rating System
- Knowledge of Fire Regulations relating to homes.
- Knowledge of stock condition surveys and building component life-cycles
- Commitment to keeping abreast of changes in building methods and legislation
- Excellent IT skills – good working knowledge of Microsoft Office applications and Housing Management systems.
- Excellent written and oral communication skills.
- Excellent administrative skills, professional and positive manner.
- Ability to deal with challenging situations calmly and assertively.
- Ability to communicate clearly and accurately with a wide range of internal and external customers.
- Ability to prioritise, plan and manage a busy workload to meet performance targets / deadlines.
- Strong personal organisation skills, including the ability to manage a demanding workload.
- Self-managing and target-driven. Takes ownership for actions and is accountable for delivering outcomes.
