Key Responsibilities
You will play a vital role in maintaining and enhancing housing standards, with responsibilities including:
- Property Inspections: Regularly inspect external and communal areas to identify reactive repairs and cyclical maintenance needs, ensuring works are carried out efficiently.
- Collaborative Work: Partner with colleagues across Housing Services to improve quality and customer satisfaction for residents.
- Strategic Leadership: Provide insights into investment needs, support repairs contract delivery, and contribute to the overall leadership of housing services.
- Health & Safety: Ensure compliance with health and safety policies, providing expertise in construction-related safety laws.
- Complaint Resolution: Manage and resolve resident complaints effectively, ensuring documentation is thorough and timely.
- Insurance & Section 20 Compliance: Monitor insured peril claims and maintain detailed records for pre- and post-inspections.
What You'll Do Day-to-Day
- Conduct property inspections (both pre- and post-works), upload findings via Site Audit Pro, and provide detailed diagnostics with photos.
- Oversee contractor payment approvals (up to £1,500 per job) and manage post-inspection processes.
- Proactively handle requests for contract or cost variations and maintain Section 20 paperwork.
- Deliver clear and timely communication to residents, ensuring all inspections and reports are documented within service-level agreements.
What We're Looking ForExperience & Knowledge
- Essential:
- Minimum 5 years of experience in responsive repairs, ideally within housing.
- Excellent building pathology knowledge.
- Proven track record in delivering high standards of customer service.
- Degree in Building Surveying
